Mortgage programs are not bad, but the way they are applied can be bad. Every mortgage program I have ever seen has benefits if used correctly.
Folks - It is not the programs, it is the use. Is a gun evil? No - only if it is used incorrectly is there an issue. The difference is that people do not get informed enough or rely on either an uninformed LO or one who simply does not care. I know of no programs that are scams

Evidence continues to grow that SLS is a scam with intentional design to defraud borrowers and likely the Fed.
Do you have a story you want to tell, and how are you handling the falsified foreclosures; trumped up overcharges, or other specific flim-flam schemes?
Do you think GMAC was mislead, or made this debt transfer knowing full well that SLS is a crooked nest of thieves and liars?
SLS= Specialized Loan Servicing; located in Colorado.

I purchased a time share 2 years ago. My interest rate is too high and I was told a series of lies when I purchased. I was told and witnessed to the timeshare company financing and approving it’s own mortgages. Does this mean that they operate outside of the credit reporting agencies? My mortgage payment history does not even show up on my credit report.
I’m thinking about jumping ship, someone please let me know if this is a good idea!
P.S. Timeshares are a scam…

I have been looking at debt consolidation companies that claim to get you out of debt quickly. How does this process work, and is it a scam?

I own a house I bought in 2005 (zip code area 55434). By then, the its value was a little more than 250, 0000. Now, its value is only 220,000 and I have no equity on this property. I have been paying interest only!
Now when I try to refinance the house (previously locked for 5 years), the payment are higher than I expected and I felt that I am one of the victims of mortgage scam.
What should I do at this point? Walk out or another option?
Please your advice!
Thanks

I am getting a loan to buy a house. Now, I can quite comfortably pay property taxes upfront. Is there any benefit to having the bank roll it into my mortgage? Also, the insurance that the lender wants to sell me to add on to the mortgage seems like a scam (the one that pays off the mortgage in case of death of any of the buyers)- Apparently it is illegal in most provinces in Canada- Should I just get life insurance seperately
