thanks for reading my question. I have a financial need that I HAVE to get satisfied within the next month or so. My credit is basically shot thanks to my ex wife. We went through the divorce and she got me off the loan so right now I rent. I applied through many large banks like Bank of America, MBNA, Washington Mutual etc and haven’t had any luck. The financial need is about 7k. My question is are there any places that will do a hard money loan, or will a credit union do a loan for someone with bad credit? I’m not looking to put up my car, which i owe money on anyway and dont have any collateral such as a house since i rent. Any ideas? Thanks in advance!

Do I have a good chance of getting approved for a hard money loan with bad credit?

I have been trying to find info on the internet about hard money loans to buy houses at an auction for like 2-50K worth. We have some money saved in savings but dont believe we can get a home loan becuase they say if they cant inspect the house which is usually the case with these auctions, then they cant give you a loan, or because the condition of these homes when the people are foced to get out. SO ANY ADVICE OF WHAT LOAN, I HAVE BEEN REJECTED FOR PRIVATE LOAN BY MYSELF, BUT MY FIANCE AND I WANT IN THIS TOGETHER. What are requirements for this hard money loan?
Is is it very likely we could qualify for this loan.
We dont own a house. We dont rent. I own a brand new car, little debt.Fiance just rid of his car,little debt. combined monthly income, $3,000. Fiance credit is 690. Mine 715. Only colateral is my car. If they ask for a colateral do they do that when you get the house? as the colateral??

Can I get trillions of dollars in handouts from the government so I can continue to use and lose other people’s money while making for profits for myself?

Yes been through fresh divorce. Kept bar not capital for running. First mortage is very good. All on the up and up. Partner is tempting but we all know the storys of bad partners. I am open to all suggestions

can i refi a hard money loan??? i want to buy a couple properties with hard money and fix them up just enough to be able to rent out to section 8/others to take care of the mortgage. i live in San Diego and there are hundreds of properties perfect for this kind of opportunity where rent is high and price of houses/condos to buy are low. is it possible to refi a hard money loan with a bank once the banks start lending money again? cuz ive been trying and my real estate friend says its going to be reeeeeally difficult to see any of that bailout money for awhile. any advice would be appreciated.

This is only a 45,000 total loan amount, and need something longer than a year or two. 30 am with a 10yr balloon is what they are looking for.
The reason I am looking for a hard money lender and not a lender that will refi land is that the borrower has a 465 mid credit score. No lender that I know of will touch a 1982 single wide, refi, with a 465 credit score. The borrower is already with a hard money lender at 16.5%. This is how they purchased the property 2.5 years ago. They would like to refi, lower the rate and put in a new drain field for thier septic system.
